Vieques is a small Puerto Rican island of about 9,300 residents, eight miles from the main island. Nearly half of Vieques belongs to a federal nature preserve, covering beaches, coastal lagoons, mangrove wetlands and subtropical forest. This house is on top of a ridge, with views that extend to the ocean. According to the listing agent, the island subsists mostly on luxury tourism, including the W Hotel and clusters of clubs and restaurants near the shore, about a five-minute drive away.

Times Topic: Property Values
The two-story house was built in 2010. Nearly every surface is polished concrete, including floors, walls, counters, ceilings and sinks. It was designed by John Hix, an eco-conscious Canadian architect whose projects range from luxury retreats to a solar-powered shower house for an Ontario Y.M.C.A. Though connected to the grid, this house has a large solar and wind system for collecting power and recycling rainwater. Many of the windows are actually industrial-style pulley doors, positioned so the house can take advantage of trade winds for cooling.
The ground-floor great room is a rectangular space that opens to the outdoors along both of its lengths. On one side are a pool and a deck with ocean views. On the other is a patio with a waterfall, one of several water sculptures on the property. The kitchen is separated from the living and dining area by a concrete island and sink. Shelving is open, and appliances are stainless steel. Behind the kitchen is a butler’s pantry with another set of stainless-steel appliances. Also on the ground floor is a bedroom currently used as an office. The other two bedrooms are upstairs, as is a kitchenette. Both bedrooms open to private outdoor showers, and a shared courtyard with a wood trellis overhead.
The house is on a quarter of an acre, with a landscaped orchard with star fruit, sea grape, and other exotic fruit trees.
